In the Netherlands, homeowners annually experience the impact of municipal taxes, which are part of the housing costs. Recent research by the Homeowners’ Association (Vereniging Eigen Huis) has shown a significant increase in these taxes in the year 2024. INCREASED PERCENTAGES 

Research reveals that in as many as 94 municipalities, municipal housing costs this year exceed the €1,000 threshold, a significant increase compared to previous years. The average increase in the municipal housing tax bill is a remarkable 5.9%. For homeowners with a multi-person household, this means an increase of €53 compared to the previous year.

One of the main components of municipal housing costs is the property tax (ozb), which is increasing by an average of 5.9% this year. Additionally, we also see significant increases in waste disposal tax (6.1%) and sewerage tax (5.3%). These increases are higher than the average increase in the property values (WOZ-waarden) of homes, which may lead to objections from homeowners to municipalities.

 

VARIATIONS IN INCREASES BETWEEN MUNICIPALITIES

It is interesting to see how these increases manifest in different municipalities. As expected, there are large variations, with some municipalities recording significantly higher increases than others. In Haarlem and Heemstede, for example, the average increase is 9%, while in Bloemendaal and Zandvoort, the increase in costs is much lower at 3%, and in the municipality of Velsen, it is only 1%.

A significant factor contributing to these increases is the new system of the municipal fund, which is expected to result in deficits in the budgets of over 80% of municipalities in the coming years.
